#RETT The Start Of Something (Big)?

If you are anywhere near the RE.net space, chances are that you have seen the #RETT show up in your Twitter stream in the last few days.

So I thought I would take a moment to document the origin of the chaos (h/t to Doug at DeedStreet for his write up).

Sometimes the best ideas come late at night — notice the time stamp on the email.

subject because i like out of the box big ideas

I mentioned this idea to Jay a few weeks ago and he said great idea,
he has thought it too in the past… I mentioned it to Justin he said
it was the best idea he had heard of since the 10-day close… so here
is what we need… now tell me how we are going to get it… we of
course need #1 money… but this idea is so great i would think there
would have to be someone who would get behind it a good lender would
be wise to do this… (Hi Shane)

We need an incubator, a gangplank, a duck pond… a whatever you want
to call it for real estate agents…

imagine this… a big open warehouse room with 4-5 offices all working
together we have a daily round table Mondays REOs, Tuesdays short
sales, Wed Technology, Thurs marketing Friday open mic.

But besides those round tables we are always doing something, we have
weekly/monthly contest, most closings, most listings, most web leads
whatever…

agents can be from different brokerages it does not matter…

It is just like gangplank we work together on tech ideas and troubles
with certain aspects of our business…

A great lender who can close a loan in say 2 weeks or so (shane) would
have a great opportunity to be in a room with a dozen real estate
agents, and who knows maybe 50 over the course of a week.. so would a
good title company.

Tempe would be a GREAT location, it is a fairly central location to
phx and the ev and a good location for all of us, not to mention nick
and I would be really happy with it, and after all that is what life
is about right, making Nick and I happy… btw bill i have a new
escrow for you monday, equity sale… sorry shane cash deal…

So what do you say guys, tell me how we are going to pull this off.
We are going to pull it off.. just need to figure out how to get
there..

could there be national sponsorships? Could we offer people the chance
to come in and give us a sales speech for a certain amount that could
go towards monthly cost.. kind of like a 365 day barcamp

This idea is great, it really needs to happen just need ideas to make
it happen now..

OK another idea kind of just hit me based on what Belt was saying
yesterday… how about if we took half the room and made it a coffee
shop, free wi-fi coffee shop could bring in more money they could
lease space, they would have a built in audience and whatever the get
off the street.. .or anything like that… start throwing out ideas

And I dont want to hear anyone say cant be done… dont tell me it
cant be done, tell me how we are going to do it

And so begins the challenge:

Don’t tell me it can’t be done, tell me how we are going to do it.

You call this a blog post? Copy and paste an email? Ha! Kidding man.
It’s amazing how this idea just wanted to be discovered. The early adoption by people here in the Valley, and people in other cities, is proof that it was just waiting for discovery and implementation.
Dean, you da man. I don’t see how can’t work.

Love the idea, love the people, love the momentum. If this was a brainstorm and I’m open to throw out ideas here’s a few:
- Dual purpose space is a great idea. I would talk to @realjoe… maybe he can create another E61 Bar and service it at this Tempe location. Also, @realjoe knows how to create inviting spaces. The other shared work spaces/facilities I’ve seen feel cold and unwelcome, that’s just based on my perception and a few folks I talk too. I’d take one of your meetups to Liberty Market and pick that man’s brain. If the space is inviting and solves a need for your target market peolpe will come.
-Sponsor elements – coffee cups, coffee sleeves, signage, tweets, yearly client parties with sponsor elements distributed, logo and link to sponsor’s website from your email distribution to your clients. Build a directory website that connects to your website and offer sponsors a business profile of 250 words, map to their location and photos. Even the pens you all write your business with could be sponsored and distributed at #RETT tweetups.

Cool to see the email. Once again guys, for cool concept and glad things are progressing so well. Even if the permanent spot ends up being in over an hour a way, I definitely stop by once in a while.

This I believe was the 2nd email, the first one was sent at like 2am to jmchood just throwing the idea out there, this was the one that brought it together more

Given that we just finished up Day #3 of #rett, and we have:

1) Had a couple guys stop in on Day 1 that saw random tweets and wanted more info

2) Had a completely non-real estate (but wicked smart) visitor on Day 3

3) Likely identified a semi-permanent home

4) Though way outside the box on how to grow and develop #rett

5) Had inquires from interested RE.net peeps in San Francisco and Seattle

6) Received a request for a podcast “interview” from an unassociated (be RE tech heavy) site

7) Introduced a dose of estrogen by Day 3

I’d say we’re doing well so far.

And that’s not even counting the cool conversations and real work that’s been accomplished

I would love to participate. I can help book the talent that would pay for the space. Great idea…the ultimate mastermind, but the physical space to boot. Gotta love it!

Well, it’s been a year and I have not read much about RETT lately – aside from some check-ins I see on Twitter.
How goes the project? Lessons learned after a year? What does the future hold?

Hi Joe,

RETT is indeed alive and well. While I typically work out of my own office, I love coming here to work and to bounce ideas off of the heads of some great people.

I believe the future holds more places and opportunities for co-working space in our industry and others.

The city of Tempe will soon have a co-working space, the Gangplank concept in Chandler is thriving and more of the same is happening in downtown Phoenix.

It’s been a good year but there is still a lot of room for improvement.

Great question! I just got off the phone with the primary NAR Annual Conference planner because I want to submit a speaking proposal for Annual about RETT.

We’ve moved into a new space, solely dedicated to real estate. Participation waxes and wanes, but that’s sort of the nature of co-working. We have some ideas to step up participation, just time-crunched to implement them.

In short, it’s alive and well. Still have lot’s of interest from folks all over the country. I still firmly believe it’s a wonderful way to “do” real estate — there are many advantages and few, if any, disadvantages.

WOWsa some lofty goals in that. I think it was a little more management than I had expected. It is alive and well, I work out of here 5 days a week and still think it could be something big if a big sponsor got behind it with some marketing. Im still a fan.
